Florida doesn't have harsh winters, but the transition from summer to fall still takes a toll on your home's seals and weatherstripping. Months of intense heat, UV exposure, and humidity cause caulk to crack, shrink, and pull away from surfaces. By the time October arrives, many homes have gaps around windows, doors, and fixtures that are letting in moisture, insects, and conditioned air.

Why Caulk Fails in Florida

Caulk is designed to flex with temperature changes, but Florida's extremes push it hard. Summer temperatures regularly exceed 90°F, and the UV index is among the highest in the country. This combination causes caulk to:

Windows and doors. Run your finger along the joint where the frame meets the wall. If you feel gaps, see cracks, or notice the caulk is pulling away, it needs to be replaced. Even a small gap can let in significant moisture during a heavy rain.

Exterior penetrations. Anywhere a pipe, wire, or vent passes through an exterior wall is a potential entry point for water and pests. Check around hose bibs, dryer vents, electrical conduits, and HVAC lines.

Roof-to-wall transitions. Where your roof meets a wall — at dormers, additions, or chimneys — is a common failure point. Flashing and caulk in these areas take a beating from rain and sun.

Bathroom and kitchen. Inside the home, check the caulk around tubs, showers, and sinks. Mold-resistant caulk in wet areas typically needs replacement every three to five years.

Weatherstripping: The Other Half of the Equation

Caulk seals static joints. Weatherstripping seals moving ones — your doors and operable windows. Over time, the foam, rubber, or vinyl strips compress and lose their ability to create a tight seal.

Signs your weatherstripping needs attention:

• You can see daylight around a closed door

• Drafts near doors or windows even when they're shut

• Higher-than-usual energy bills

• Insects getting in despite closed doors

Replacing weatherstripping is a quick fix that makes a noticeable difference in comfort and energy efficiency.
